Renovating an older building is more than giving it a new appearance. It requires understanding the existing structure, identifying what needs to change, coordinating different trades, and carefully executing the design without losing sight of the client’s requirements. For this project, OurHomeFixer Limited was engaged to transform an outdated building from the 1990s into a modern, functional space. The project involved planning, architectural development, remodelling, installation, testing, finishing, and final client sign-out.
The Project
The existing building had an outdated appearance and required a significant transformation to bring it in line with a more contemporary style. Our approach was not simply to make cosmetic changes. We first developed the project around the client’s requirements and the proposed architectural direction, then coordinated the renovation work through the various stages of execution. The objective was straightforward:
Transform the existing building into a modern space while delivering the project carefully and efficiently.
Before the Renovation
The building reflected the design and finishes commonly associated with properties from the 1990s. The existing condition required substantial remodelling to achieve the modern look and functionality the client wanted. Before work commenced, the project requirements were reviewed and the proposed architectural drawings were developed and presented for client approval. This stage was important because it established the direction for the renovation before major execution began.
Planning and Architectural Development
A successful renovation starts before demolition or installation begins. Our team worked from the architectural drawings to map out the proposed changes and coordinate the different aspects of the renovation. The drawings helped communicate the intended layout, finishes and design direction while giving the client an opportunity to review and approve the proposed solution before construction commenced. This planning stage provided the foundation for the execution that followed.
Project Execution
Once the direction was established, work progressed through the remodelling and installation stages. The project required close coordination between the different trades involved in transforming the existing building. Our team worked within the project timeframe while maintaining focus on the required standard of execution. Because of the time constraints associated with the project, a two-shift working system was implemented to increase productivity and keep the work moving.
Testing and Quality Checks
Before moving into the final finishing stage, the installed systems and appliances were tested. Lighting installations were checked, while appliances and other relevant equipment were tested to confirm that they were functioning properly. These checks allowed the team to identify and address issues before the project moved into its final stage. For us, this is an important part of project delivery. A renovation should not be considered complete simply because the space looks finished. The systems and installations also need to be checked.
Finishing Stage
Following the testing stage, the project moved into final finishing and preparation for handover. At this stage, attention was placed on completing the remaining works and preparing the property for the client’s final inspection. The objective was to ensure that the completed work corresponded with the approved design direction and agreed project requirements.
Client Sign-Out and Handover
The final sign-out formed an important part of the project completion process. The completed work was reviewed and cross-checked with the client to confirm that the required works had been completed and that the client was satisfied with the result. This final review gave the client the opportunity to inspect the completed renovation before the project was formally concluded.
The Result
The transformation demonstrates what is possible when an older property is approached with proper planning, design coordination and controlled execution. What began as an outdated 1990s building was transformed into a more contemporary space through a structured renovation process. The project brought together architectural planning, remodelling, installation, testing and finishing to deliver the final result.
Our Approach to Renovation
At OurHomeFixer Limited, we believe renovation projects require more than good-looking finishes. They require:
- Proper assessment of the existing property
- Clear project planning
- Accurate costing and scope definition
- Architectural and technical coordination
- Controlled construction and installation
- Quality checks throughout execution
- Final inspection and client sign-out
Our role is to coordinate these stages and help clients move from an existing property to a finished space with greater clarity and control.
